Jantzen Young’s Private Money Institute Reveals the Changing Face of Real Estate Investing

SANFORD, FL / ACCESSWIRE / January 10, 2023 / Real Estate investing is sometimes seen as an elitist, or at least, inaccessible, sector, according to Private Money Institute’s Founder Jantzen Young.

Young believes that, through the range of masterclasses, mentoring and workshops her Private Money Institute is rolling out, the real estate industry can be democratized.

The majority of the Institute’s members – who join after going through an intensive three-day masterclass (these are held every two months) and optional six or twelve month mentoring programs – are minorities.

That includes women and People of Color. Of all the masterclasses run so far, only one attendee has been a white male.

Demand is high for these services: the Institute’s deals, both done directly and through its members, totaled $3.5 million this year – showing huge year on year growth.

Starting with a small investment of $7,000, the company says it is now on its way to fund an eight-figure deal value next year, due to the range of new talent that is being drawn to the real estate industry through its masterclasses.

This means that individuals – with the right knowledge – can reinvigorate the market, benefitting sellers, buyers, and themselves”.

That niche is built on allowing members to partner with professional land flippers who approach land owners, many of whom may have no plans to utilize the land or may have inherited it and never even visited it, and making a below market offer for purchase.

Once the land is under contract, the land investor then finds a buyer who will pay at, or close to, market price – this is much faster than normal because the investor will arrange a ‘note’ that allows the buyer to pay in installments, similar to a mortgage.

The institute members partner with the land flippers to purchase the mortgage notes upon origination. This allows the members to collect the installment payments at significant returns and capitalize on cash flows that outperform market rates.

This makes land ownership accessible to those without a high net worth or significant funds that would make an all-cash transaction possible.

Young continues: “The dream of land ownership is so important to many Americans. But bank financing is hard to come by, which makes the dream unattainable for most of us. By using ‘notes’, both land ownership – and a career in real estate – are open to so many more ordinary Americans. That includes minorities like women and People of Color, who make up the huge majority of our members. The talent has always been there – but the opportunity hasn’t been. Until now”.

The company believes that, since their members can generate consistent double digit returns from certain transactions, real estate careers can empower and enrich communities that have previously been under-represented in the industry.

Young invented a model she calls the ‘triple close’, where a real estate speculator will buy a plot of land (often at below market price), sell the plot to a buyer on favorable terms (near or at market price), and create a ‘note’ that provides financing to the buyer – all on the same day. Jantzen describes herself and her members as the “third wheel” of that triple close.

With thirteen years of experience in financial services and education, Young believes she is well-placed to drive the Institute forward and expand its offering and membership.

When only 5% of those working in real estate are Black (compared to 14% of the overall US population), there is a need for her – and the Institute – to succeed.
